Lionhouse has developed a unique methodology that uses a CPA (timeline) and budget to manage each project. The CPA aims to lay out which contractors will be on site, when, what they will be doing and how long it will take them. The budget allocates funds to each key element and allows the client to see where the money is being spent. The CPA and the budget allow both the client and Lionhouse to keep track on how the project is progressing time wise and financially.
Lionhouse introduces all necessary contractors for the project. There are no mark-ups and no sub-contractors. Due to the volume and consistency of work that Lionhouse gives them all Trades work at highly competitive rates. Each contractor is paid directly and is only on-site as required.
Lionhouse provides all materials at cost. No mark-ups, no cost-plus. Lionhouse has commanding trade rates ranging between 10-50% – savings that we pass directly on to our clients. Our suppliers range from building material companies such as Travis Perkins and Chandlers through to design stores such as Wayfair. We even bypass some of the major retailers going direct to source with our timber merchants that supply Travis Perkins and a high-end furniture/cabinet maker with a factory based in Turkey. We can source and provide anything and everything.
Each week we collate invoices from the contractors and receipts for all materials bought providing a very clear and transparent document trail.

Case Study: Lennox Street
Having helped our clients source their dream home we helped with negotiations on the acquisition of the property and then set about working with our architects and interior design consultants to meet the remit of our clients. We then submitted and lobbied the plans through council.
This impressive home was in need of some love. Our clients were just the right family to inject some style and energy to these large four walls.
Having travelled and lived around the world, our clients wanted to strip back the original home and create a Hampton’s meets English style home that suited their heritage, travels and their family’s lifestyle.
We redesigned the lower family level, opened up rooms to create a large family room and kitchen area, converted a large laundry into a butlers pantry whilst relocating the laundry to the bedroom levels. A re-work of a downstairs area allowed for a gym and bar and separate au pair accommodation, as well as a generous guest wing for visitors.
We had such fun designing the 3 children’s bedrooms where their individual briefs were as varied as pink with purple dots to robots and dolls. The brief also extended to the dog, cat and guinea pigs! The completed home is a true reflection of the family and their furry friends.
